Daytona Seawall Inspection Planning for Real Estate
A useful referral gives the assessor a clear decision, deadline and access plan. Keep the original findings and unresolved questions together for your client.
Send the assessor a decision-focused brief
Include the address, parcel jurisdiction, water frontage, inspection deadline and the client’s specific question. Distinguish a pre-purchase condition report from structural design or construction pricing. Obtain the owner’s access permission before promising a visit.
Route the record search to the issuing agency
Daytona uses iMS; Ormond uses Civic Access; Port Orange uses SmartGov; the Shores uses CivicGov. A familiar postal city does not establish the authority. Keep the wall and dock permit numbers separate from unrelated house alterations.

Track findings that could change the decision
Ask the report to separate observed defects from inaccessible components and additional investigations. Record the provider responsible, expected delivery and who may rely on the report. The visual waterfront standard does not promise discovery of every concealed defect.
Give the client the evidence, not a compressed assurance
Deliver the original report, source records, written quote and unresolved-question list. A public budget, online calculator or seller’s old invoice should not become an unsupported current repair allowance. Use the buyer guide or seller guide for the next document checklist.
What can you send without writing a long referral email?
Assessment brief to adapt
Property: [address and parcel]. Frontage: [river/canal/ocean]. Client decision: [purchase, sale or repair]. Needed by: [contract deadline]. Observed concern: [location and photo references]. Access: [owner permission and arrangements]. Available records: [survey, permits and reports].
Ask the assessor to confirm whether the requested visit and report can support that decision within the available time. An appointment is not the same as a confirmed report-delivery date.
Track the open question
Assign a named person and response date to each missing document, access issue or additional investigation.
Preserve the conclusion and its limits
Forward the original report with its scope and exclusions. Avoid reducing “not inspected” to “no problem found.”
