Dock and bulkhead repairs in Daytona

By Daytona SeawallUpdated: 2026-10-26

Treat the dock, wall and utility connections as a coordinated project. Describe any change to slips or access early so reviewers see the same complete plan.

At a glance

  • Find the approved dock layout and existing permit records.
  • Include shore power, water lines and wall connections in the assessment.
  • Check county manatee compliance alongside the building and environmental reviews.

Write a scope for each waterfront structure

List the wall, dock, pilings, boat lift and electrical service separately. A contract that prices only the seawall can leave disconnection, temporary dock access or lift reinstallation unresolved. Record the existing slip count and intended use before redesigning the arrangement.

Daytona’s dock/boathouse checklist asks for signed and sealed plans plus a site plan with dimensions and setbacks.

Check the county dock requirement even inside a city

Volusia’s single-family dock guidance adds a manatee compliance step to the city building permit. Its page lists $397.35 for a non-exempt new structure; confirm the application-date amount, slip calculation and any exemption with Environmental Management.

The plan provides for annual CPI adjustments. This charge is not a universal seawall fee, and the compliance letter is not every other agency’s approval.

Coordinate utilities and operating access

The city’s Halifax Harbor boathouse project includes water lines, electrical equipment and utility pedestals. Those interfaces matter for private scopes too: identify who isolates and restores services, where boats can remain, and when access is restricted.

For commercial slip changes, start with the marina planning guide and ask Volusia to confirm the correct manatee planning zone.

Collect the completion documents

Ask for inspection results for the relevant disciplines, approved revisions, equipment documentation and photographs before hidden work is covered. Check that the permit status matches the work described.

Which connections belong in the dock repair scope?

Wall and landing

Identify where the dock, gangway or landing meets the wall. Ask who checks the connection and any temporary support during removal.

Slips and use

Keep the authorized layout beside the proposed layout. Describe changes to slips, lifts or facility use instead of calling the entire project “repair.”

Utilities and access

List shore power, lighting and water services. Ask for qualified utility trades and a plan for closures and vessel access.

Make one drawing the reference for everyone

Give the municipal reviewer, environmental reviewer and bidders the same revision. If a dock moves during design, check which related approvals and prices need updating. Retain both the original authorization and approved changes.

Volusia’s single-family dock process includes county compliance alongside city permitting. A commercial or association facility needs its own review; a neighbor’s single-family letter does not settle your project.
